
Les Parcs de Saint-Tropez is the most exclusive gated residential domain on the peninsula — and for most travellers, the only address where Saint-Tropez summer life can be lived in genuine privacy. Behind a single guarded entrance lies roughly 80 hectares of umbrella pines, private coastline along the Bay of Saint-Tropez, and around 230 properties, almost none of which are visible from the public road.

Most of our Les Parcs portfolio never appears on listing portals.
This guide covers what makes Les Parcs different from the rest of the peninsula, which villas we represent inside the domain, and what to expect when you stay.
Security and privacy. A single gated entrance with 24/7 staffed checkpoint and patrols throughout the domain. Photographers, paparazzi and uninvited guests do not pass. For high-profile clients this is, by some margin, the safest residential setting in Saint-Tropez.
Walking access to the village. Les Parcs sits immediately east of Saint-Tropez town. Many villas are within a 10–15 minute walk of Place des Lices, the port and the morning market. Few other private domains offer this.
Waterfront positions. A select number of Les Parcs villas — Water’s Edge, Thalassa, Asana, Bella Vita and others — sit directly on the rocks of the Bay of Saint-Tropez. Sea access for tenders is possible from some properties, allowing guests to step from villa to yacht in minutes.
Private domain amenities. Tennis facilities, private coastal paths along the littoral, and a secluded private beach reserved for residents and authorised guests.
Mature landscapes. Most plots are 3,000–10,000 m² with stone pines planted decades ago. The result is genuine seclusion between neighbouring villas — not the back-to-back density of newer Riviera developments.

Weekly rentals inside Les Parcs typically range from EUR 40,000 to EUR 250,000+ in peak season (mid-July through mid-August), depending on bedrooms, position and waterfront status. Waterfront villas with direct sea access command the strongest premium. Shoulder-season rates (June, September) often run 30–45% below peak.
For July and August stays inside Les Parcs, the most sought-after properties are typically reserved 6–9 months in advance. Last-minute availability does occasionally come up — usually as a result of changed plans by a confirmed tenant — but should not be counted on.

Renting inside Les Parcs is logistically different from renting elsewhere on the peninsula. Domain access for staff, deliveries, security personnel and guest vehicles all run through the same gated checkpoint and require advance authorisation. We handle this on your behalf, along with:
Yes. The domain operates a single staffed gated entrance with 24/7 security, controlled access lists for all vehicles and visitors, and continuous patrols. For additional protection during high-profile stays we routinely arrange dedicated private security at villa level.
Most villas inside the domain sit 10–25 minutes on foot from Place des Lices and the port, depending on which sector of Les Parcs they’re in. By car or e-bike the village is 3–5 minutes.
A limited group of waterfront properties on the Bay of Saint-Tropez side of the domain — including Villa Water’s Edge — have direct rocky access suitable for tenders. Note that all French shoreline is technically public, so direct private beach ownership is not possible; what you get is private access from your villa down to the rocks.
For peak weeks (mid-July to mid-August) the strongest properties are typically reserved between October and February of the prior year. June and September often remain bookable 3–4 months out.
Les Parcs is residential, gated, walking distance to the village, with mature landscapes and Bay-of-Saint-Tropez exposure (sunset, calmer water). Pampelonne is beach-side, open countryside, oriented around the famous beach clubs, and a 15-minute drive from the village. Les Parcs suits clients who prioritise privacy and proximity to town; Pampelonne suits clients whose summer revolves around the beach.
During peak season (July–August) almost all Les Parcs villas require minimum one-week stays, Saturday-to-Saturday. Outside peak season shorter stays are sometimes negotiable.
