Les Parcs de Saint-Tropez is the quiet, gated residential estate on the hillside east of the village — the most discreet address on the peninsula. Built from the 1960s onward on the land that once belonged to the Citadel and the Château de la Moutte, today it groups around 120 architect-designed villas under cypress and umbrella pine, all within a five-minute drive of the harbour and Place des Lices.
Cyrus International curates a select group of villas inside Les Parcs — sea-view residences, walled estates with pools and tennis courts, and a handful of beachfront properties accessing La Moutte and Les Salins. Privacy is the rule: no street numbers, no signs, a single guarded entrance.
The estate sits between two of the peninsula’s quieter beaches, La Moutte and Les Salins, and within walking distance of the village’s east side. That combination — beach access, a five-minute drive to the Vieux Port, and an absolute residential silence — explains why Les Parcs is the address most often requested by guests who have already done one or two seasons in town.
The villas themselves vary considerably. Some date from the 1960s pioneering generation — single-storey Provençal estates with their original stone walls and shaded loggias. Others are recent rebuilds by architects working in the Saint-Tropez tradition: pale limestone, dark-stained shutters, infinity pools cut into terraces. A handful of villas inside Les Parcs are full beachfront, with private access stairs to La Moutte or direct sand-side gardens above Les Salins. Most have private swimming pools, mature gardens, and parking for four to eight cars; several add tennis courts, helipads, gyms, or guesthouses.
What unites them is the discretion of the estate: a single staffed gate, no through traffic, and a 30-mph speed limit enforced by sleeping policemen. Couples and families staying in Les Parcs see the same neighbours on early-morning walks to the beach and the same boulanger on the way back. It is, in the words of one returning guest, “the only part of Saint-Tropez where you can hear the cicadas instead of the scooters.”

Most villas in Les Parcs are within a 15- to 25-minute walk of the Vieux Port. By bicycle or car the village is five minutes. The estate’s east side is closer to the beaches (La Moutte, Les Salins) than to the village centre.
Yes. Les Parcs has a single staffed entrance with 24-hour guards. Only residents, registered guests, and authorised service vehicles are admitted. There are no signs, no through traffic, and a 30-mph speed limit within the estate.
Les Salins (5-minute drive, sandy, with two beach restaurants) and La Moutte (10-minute walk from the eastern edge of the estate). Pampelonne, with its famous beach clubs, is a 12-minute drive over the hill.
From single-storey Provençal estates built in the 1960s to architect-designed rebuilds with infinity pools and tennis courts. Capacities range from 6 to 14 guests. All villas have private pools and gardens; a selection adds tennis courts, helipads, gyms, or guesthouses.
It depends on the individual villa owner. Several of our Les Parcs villas accept well-behaved dogs on request. Please ask Sylvana at the time of enquiry.
