Villa Water’s Edge is a true seafront residence inside Les Parcs de Saint-Tropez, the gated and patrolled private domain that protects the bay’s most exclusive properties. The villa offers direct private access to the Mediterranean, a heated infinity pool that floats above the water and uninterrupted views over the bay — a combination that is virtually impossible to find elsewhere on the peninsula.

Saint-Tropez and its boutiques, the morning market at Place des Lices, Hôtel Byblos, the Caves du Roi and the legendary beach clubs at Pampelonne, Tahiti, Club 55 and Nikki Beach are all within minutes.

Set on 5,154 m² of landscaped grounds with 400 m² of interior living space, the villa has been crafted to the highest standards by an internationally renowned team of architects and designers. Stone, marble and parquet flooring run throughout, with designer bathroom suites, a fully equipped designer kitchen, bespoke furniture, made-to-measure soft furnishings and a curated collection of fine and decorative art.

Bedrooms and layout

The villa is organised around a generous master suite with multiple bathrooms, a further double bedroom with en-suite shower room, a flexible bedroom that can be configured as a double or twin with en-suite bathroom and a garden-level bedroom suite with its own salon and en-suite shower room. A separate independent apartment with salon, kitchenette, double bedroom and bathroom completes the accommodation — perfect for staff, a private chef or a senior guest needing extra privacy. The main villa includes a salon, a dedicated television room, a dining room and a guest WC.

Outdoor living

Extensive covered terraces wrap the main floor, framing long views over the bay and shading the dining and lounge areas through the day. The heated infinity swimming pool sits at the edge of the property, with landscaped gardens leading to the sea and a private helicopter landing pad for arrivals directly from Nice, Cannes or Monaco.

Villa Water’s Edge is fitted with a fully integrated audio-visual system throughout, fibre-optic WiFi, a comprehensive security and alarm system, an electric entrance gate, reversible air-conditioning and underfloor heating — fully equipped for year-round use.
