About the villa

Villa Waterfront is a true seafront estate in Les Issambres, on the protected northern shore of the Gulf of Saint-Tropez. Originally built in the 1900s and now beautifully restored, the property combines a graceful Belle Époque facade with the comfort and technology of a modern residence — a significant, historic home reinterpreted for today’s family.

The estate covers approximately 1,000 m² (10,764 sqft) of buildings set directly on the water, with a 360-degree view across the sea and the wooded coastline. Saint-Tropez lies opposite, reachable by boat in minutes; Nice international airport is a comfortable drive or short helicopter transfer away.

Main house

A carved-wood lobby leads into the main house, with a side office and a cloakroom. The large living room opens onto panoramic sea views, while the dining room — anchored by a working fireplace and an original marble floor — spills out onto a south-facing terrace ideal for sunset apéritifs. A professional kitchen connects to an additional sea-view breakfast and lunch terrace. Two elegant marble guest bathrooms and a private elevator complete the ground floor and connect to the bedroom wing above.

Bedrooms

The first floor of the main house holds several en-suite bedrooms with marble bathrooms, private toilets and a shared lounge, including a master with private balcony, plus a two-bedroom suite sharing a marble bathroom, shower and double toilets. All bedrooms face south, with terrace access designed for sunbathing and breakfast in the sun.

Guest house

The separate guest house offers further bedrooms on two floors — a ground-floor bedroom with bathroom, an office and a flexible large room that can be used as a fitness studio or an additional bedroom with shower and toilet, plus two further upstairs bedrooms each with their own bathroom.

Outdoor living and spa

Outside, a large summer living room opens onto an expansive terrace looking across the sea-view pool of approximately 800 sqft, complete with its own outdoor kitchen and grill for poolside lunches and barbecues. A dedicated spa pavilion includes a Turkish bath, steam room, massage rooms, shower and toilets. The lower level adds a large cold storage and a climate-controlled wine cellar.

Practical features

The estate has secure private parking for several cars and is fitted with full video surveillance and a professional alarm system. Direct boat access from the private waterfront means that Saint-Tropez, Port Cogolin and the beaches of Pampelonne are all reachable on the water.
